Some states even have laws stating the bankruptcies are not complete for a certain amount of time. You will have to determine if your region has this type of law protecting the homeowners when they file bankruptcy. You do not want to put your money into something only to lose it when the homeowners get back on their feet.<br/><br/>When the owner defaults on the mortgage a bankruptcy order is then put in place. The bank will start the proceedings necessary to regain possession of the property. These bankruptcy properties are usually listed in the local paper under the sheriff’s sale heading. The opening bid usually start at approximately two thirds of the appraised value of the home. The highest bidder is awarded the property. Investing in bankruptcies can greatly increase an investor&#8217;s portfolio.<br/><br/>Having a plan of action when you are investing in bankruptcies is a crucial part. The first thing you must do is determine what your plans for the property are. Is it going to be a rental property or do you plan to flip the house? Publicists also find it critical to work closely with retailers, helping with the formulation and construction of campaigns that may at last communicate with patrons round the nation. Without the guidance of publicists it is all to straightforward for a retailer to miss the boat and fail to speak the benefit of a book.<br/><br/>We spoke with Rebeca Seitz, publicist and author at GlassRoad Public Relations, who has been liaising directly with the web services team at one progressive retailer&#8217;s Christian Fiction group. The retailing organization &#8211; deeperShopping Christian Books has created exclusive web content featuring GlassRoad PR&#8217;s most recent projects including Sisters Ink Scrapbooking Fiction and Sibella Giorello&#8217;s Geologically inspired Thrillers. The retailer and the publicist both agreed that dropping recent releases of Christian Fiction titles into a database isn&#8217;t a good way to educate consumers on the benefits of the book. It is their hope that patrons will be able to understand the inducement and the fact that the author wrote the titles &#8211; to find out the way in which the author is so electrified by their relationship with the Living God, that they represent that inspiration in the books they create and the stories that they tell.<br/><br/>So just how does one capture the heart of the author when you are explaining and describing their storylines? This isn&#8217;t a straightforward task. And as a retailer or a publicist, what weight should be placed on your outline vs the description the actual author would use themselves?<br/><br/>In creating these new web sites, deeperShopping and GlassRoad PR decided to incorporate a number of new Social Networking features. So they added in references to the author&#8217;s twitter feeds, flickr photo buckets and their facebook accounts. The result &#8211; simply spectacular. Each author has a web portal that features a biography, details of their latest books, and their latest communications from various social networking sites . The retailer even worked out how to integrate YouTube videos into the shopping experience. Now shoppers can get recent info about each workmen latest featured products alongside news from the artists themselves. The project has been a large success and takes retailing to a new level.<br/><br/>Sales in fiction have lifted as a result of this work, in some cases over 200% Due to the extreme success of the project, the retailer was motivated to begin a project to refresh additional content sections of their website and incorporate some of these new technologies and features.<br/><br/>It is our firm opinion that additional members of the Christian Booksellers Association will beging to udnerstand the benefits of social media and will incorporate these features into their retail websites. By 2010 it is expected that this will become standard operating procedure for Christian publishers.<br/><br/>What a tremendously interesting concept!<br/><br/>

<p>he last five years I have sold a lot of real estate in many different markets nationwide. In 2003, droves of investors came into the Las Vegas market and purchased single family homes and condos. In 2004, the scene repeated itself in the Phoenix market. In 2005, towns like Albuquerque and Austin saw investors moving in to snatch up large quantities of new construction homes. Finally, in 2006, the Carolinas became hot and certain areas on the Gulf Coast enjoyed profitable buying conditions.</P><P>I was on the move throughout this time period, visiting all of these markets and helping my investors find deals there. All the while, I was sitting on the sidelines at home. After 2003, home prices in the Las Vegas valley became too high to cash flow and purchasing here no longer made sense to investors. Of course, that all began to change in the summer of 2008 as the real estate bubble burst abruptly and prices began free-falling throughout much of the West. As home prices plummeted, Las Vegas began to make sense again for investors because the point of cash flow was once again reached. The &#8220;point of cash flow&#8221; is a simple equation in which the amount of money an investor can make from renting a home exceeds his/her costs of ownership. These costs of ownership include the mortgage, taxes, insurance, repairs, and property management. With a 20% down payment (or in many cases less), positive cash flow can now be achieved in the Las Vegas market for the first time in several years. This is due primarily to the rock bottom prices of the foreclosures that have been flooding the market. Not only has Las Vegas lead the nation in foreclosures for well over a year, but the amount of foreclosures coming on the market now are near triple the amount from just a year ago. Currently, in the Las Vegas valley, nearly one home in 40 is in some stage of the foreclosure process. The median home price has come down approximately $10,000 per month, every month for the last year and a half from a high of near $300,000 to a new median price of only $140,000. These drastic price reductions have created a new buying boom.</P><P>Local newspaper articles and analysts talk about a 30% declines in home values here in Las Vegas. But as a full time investor myself and a licensed Realtor, I can tell you the reality is that we are seeing prices that are being discounted 50-70% off of where they were just two years ago. Many of my deals over the last couple of months have been coming in at well below 50% of older, higher values from 2006. I recently sold a one bedroom condo at $31,000 that sold for $148,000 two years ago. That is nearly 20 cents on the dollar! Three bedroom homes, only two years old, that sold new as high as $300,000 are now priced under $120,000. I recently closed on a three bedroom, 1300 square foot home for $75,000. This same home sold for $244,000 just three years ago. Deals like these are typical of what I have been getting for my investors.</P><P>These incredible prices open the door for virtually anybody to step back into the Las Vegas market and begin buying once again. Utilizing the government&#8217;s Housing Recovery Foreclosure Bill, 1st time buyers have a $8000 tax credit to take advantage of and Baby Boomers and retirees looking to relocate to a warmer weather destination do not have to head south of the border as the Southwest has become affordable once again. The vacation capital of the world now makes sense for second home and vacation home buyers, and, of course, investors are delighted to be able to cash flow on their investments in Las Vegas once again. All of these groups will also benefit from price appreciation over the next several years as the market continues its recovery.</P><P>The only bad news, as we all know, is that lending guidelines have tightened up considerably over the last year. But, to offset this, prices are &#189; of where they were two years ago. If you have a good job, and good credit, it is a great time to be buying a home. Interest rates are at historic lows and now is a great time to lock in a good rate on a 30 year fully amortized note, rates literally have no place to go but up. Current reports show that nearly 85% of closings in this market are being financed through a lender. So it is clearly still possible to get a loan. However, of the nearly 50 deals I have closed this year, only five of them were financed. Nearly 90% of my deals have been all cash. Not only am I getting more deals accepted, but I am getting them at or near list price in most cases and getting them pushed through rapidly. I just had a lender for a bank owned property countact me stating that they were willing to accept our lower than list price offer as long as we could close in 10 days with all cash (as we had stated). They had two other offers on the table for more money but banks do not want to fool around with financing either. They want to take the sure cash sale even if it is at a huge discount. This just goes to show that even though financing is available, cash is still king right now in this market.</P><P>June and July of 2009 have seen record sales in Las Vegas with 4702 and 4602 closes in each of the last two months. After 18 months of declines we have seen 3 months of holding steady on pricing. Investors have sensed the bottom has been reached and are coming in droves to pick up homes and condos at the bottom of the market. So, folks, if you have been able to save some money, or if you still have a line of credit open, I suggest you come back into the Las Vegas market and start looking around for some real bargains. The banks are ready to deal and the timing to buy a great foreclosure is as good as it gets.<BR /></P>

<p>The financial markets provide us with the opportunity to grow in ways that most people probably do not even think about. We all know of the gains in wealth to be had buying and selling stock, bonds, commodities, currencies, and other instruments. One need not look far to find stories about the riches to be had. Successful traders, investors and portfolio managers like George Soros, Peter Lynch, and Warren Buffet have become household names. What is less commonly talked about is the personal development which takes place along the way.<br/><br/>Trading and investing, like any worthwhile pursuits, provide more rewards than just the obvious accomplishments. To paraphrase the old saying, the destination is not always as important as the path taken to get there and the things seen along the way. While it is true that the expansion of one&#8217;s portfolio is what ultimately indicates success or failure in the markets, how those gains are achieved can provide outstanding opportunities to learn important lessons about ourselves with far reaching value. These lessons reach across all areas of our lives.<br/><br/>Playing to Your Strengths<br/><br/>We all have our strengths and weaknesses and a kind of structure in which we operate based on the demands on our time, education, experience and an array of other factors. In the markets we need to make assessments about these things to help us decide what to trade, the timeframe in which to operate, and how to make our trading and investing decisions. Why? Because it is unlikely that we will achieve our objectives if we do not honestly judge ourselves and how best we can operate. For example, I am unlikely to be a good day trader if I cannot dedicate my days to watching the markets for long stretches and frequently buying and selling. I must either choose another course or alter my schedule to accommodate the demands of being a day trader.<br/><br/>It is the same in the rest of life. We must constantly consider our personal inventory and life situation. They dictate what we can do and how we can do it. That said, these are not static things. Just as I noted above that I could alter my schedule to allow for day trading, so too can we change things to expand our options. Education, in all its forms, is part of that equation. So too is seeking out new experiences, meeting new people, and even consciously changing our attitude toward things. If a goal is important enough, there are things we can do to make achieving it possible. Part of that is knowing what we have to work with and how to most efficiently apply it. The other part is knowing how to open up new avenues.<br/><br/>Knowing Who to Listen To<br/><br/>In the markets there is a vast array of information available. It comes in every form imaginable, from data released by the government to commentary by analysts to tips from Uncle Joe. Some of this information is useful to us. Some is not. A great deal of what came out in the aftermath of the stock markets collapsing in 2000 and after was the number of conflicts of interest those who provided &#8220;expert&#8221; opinions had. These people did not have the interests of those they spoke to about this stock or that at heart, but rather their own and/or their firm&#8217;s. Many, many people listened to these pundits to their detriment. Clearly, a hugely important element of successful trading is knowing what information is of value and which sources can be trusted, and what should be taken with a grain of salt.<br/><br/>The same holds true in all other areas of our life. All of us are constantly provided with information and advice. Some is solicited. Much is not. Before we can decide whether to make use of it all we must be able to assess the veracity of the source. Some people are trustworthy and wise. We can depend on what they say. Others do not have our best interests in mind. We must carefully consider what they say and the motivations behind it, before deciding whether it is worthwhile or should be ignored all together. Being able to effectively judge the input we receive from sources such as our family, friends, and peers is a priceless skill.<br/><br/>Being Disciplined<br/><br/>Success in the markets is achieved by doing what we know is the right thing to do. The single biggest reason people fail to consistently produce the returns they seek is that they fail to maintain a disciplined approach. Sound familiar? It is the same as anything else we do. Want to lose weight? You must be disciplined about diet and exercise. Want to learn how to play guitar? You must exercise the discipline required to practice the hours required to attain the skill.<br/><br/>Understanding Why You Fail, Knowing How to Succeed<br/><br/>Perhaps the single greatest thing about trading and investing in a meaningful fashion is that it provides a fantastic opportunity to see what you do which causes you to fail and what leads to success. The conscientious trader/investor has a plan and thereby a way to make evaluations. Whether things go to plan and profits accrue, or they do not go well, he or she knows why and what needs to be done going forward.<br/><br/>Achievement in life requires that one follow a similar course. No matter the objective or pursuit, we must understand what it takes to succeed and have ways we can judge whether we are doing those things or not. To do otherwise is to act in a random fashion, never sure if we are doing what is right and necessary.<br/><br/>These are just some of the valuable life lessons that trading and investing can provide. There are plenty more as worthwhile, to go along with the more commonly thought of value in understanding how the markets can be used to improve your financial well-being. And these lessons need not come at great expense either since modern trading and investing can be done with very small amounts of money &#8211; even none at all in the case of demo accounts. All the more reason to make the markets a source of both financial and personal growth.<br/><br/>

<p>There are a lot of companies who have smaller divisions underneath its umbrella. Take for example Johnson and Johnson, which produces consumer goods at the same time, has a pharmaceutical wing called Janseen Pharmaceutical.<br/><br/>Sometimes, the only way for a company to expand is with the help of an entrepreneur. As a result, the investor becomes a capital venture firm who will be doing this not only to jumpstart something new but also to make some money from it.<br/><br/>A capital venture firm is very similar to someone who will act as an investor. This is because the objective is still the same. The people in charge will be reviewing tons of business proposals until one is found that is close to the visions of the company.<br/><br/>There are two kinds capital venture firms. The first as explained earlier will wait till the proposal will be mailed. The second is when representatives of the company act as scouts and look for potential businesses. These people may attend trade fair and conventions or simply get the news from a rival company.<br/><br/>After a background check has been done, the management team will contact the entrepreneur so a meeting can be set to talk more about the idea that was envisioned by the person. If everything sounds good, then the funding will take place similar to how a student in school is able to get a grant in order to conduct the project.<br/><br/>The difference here is that the capital venture firm will hold a certain percentage of shares in the business. This means a team of people will be working with the entrepreneur in seeing things through. This is done to protect the investment given by the company to ensure its success in the long term.<br/><br/>One of the industries being funded regularly by capital venture firms is the information technology industry. Despite that, the chances of someone in another field who would like the same thing to happen is still possible because there are also companies out there looking for the next big break.<br/><br/>Everyone becomes a winner when a capital venture firm and an entrepreneur sign an agreement and turn that idea into a reality. This is because despite the risks involved in starting something new, the determination of the entrepreneur and the experience of the capital venture firm can easily tackle the bumps on the road by steering clear from it.<br/><br/>Richard worked as a mechanic for one of the biggest car manufacturers in Detroit. Given the employee&#8217;s 20 years of experience, this person has moved from one section of the plant to another making some people think that Richard can possibly assemble a car single-handedly.<br/><br/>Unfortunately, the poor sales performance in the past few months of the company has forced management to make a big sacrifice. This will involve slashing 20,000 jobs from the workforce and Richard was on the list.<br/><br/>Rather than wait for the pink slip to come in, Richard opted for early retirement. With the money saved, this individual can start a business, which was something always inside this person&#8217;s head.<br/><br/>The plan was to open a shop that restored old automobiles as well as serviced existing ones. Though it was a fact that there are a lot of entrepreneurs that do this, the research Richard did showed that there were not that many of these in the neighborhood.<br/><br/>Richard had a fat check coming in, as part of the retirement benefits but the startup capital was not enough so this person decided to get venture capital funding.<br/><br/>Venture capital funding is when a startup business or an existing one needs funds from outside people to sustain or keep it growing. While there are banks that can help do this, it is easier to deal with private individuals since the interest rates are not that high and these supporters become strategic partners.<br/><br/>Who are the people to tap when it comes to venture capital funding? Given Richard was engineer who worked on cars, it wasn&#8217;t hard to talk to one of the former bosses and other people who also love automobiles. Richard first wrote a proposal with the location of the site, projected start up capital and sales that will happen in the succeeding months and years. Since these investors saw the potential of the business, it wasn&#8217;t long before the additional money needed was given.<br/><br/>After three months of renovating the old building, the shop was already operating and the customers started to come in. Servicing cars was easy in fact, people who worked at the plant would drop by and have the automobiles done there. It took longer to restore old cars since the parts were hard to find.<br/><br/>Within a year, more than half of the amount that was borrowed from the partners was already paid. As long as the service given is maintained, it was possible for Richard to pay everyone off and perhaps even expand the business.<br/><br/>
